Hello,

today we looked at a flat to rent in Joyful Mansion, higher floor.
The condition of the flat hasn't been at it's best.
Landlord promised to renovate the unit -what is fine.
And he mentioned it had been renovated before the previous tenant moved in (for 2 years).

What puzzles me, is that the wall cracks/splits and pills off. Mostly around the door frames.
There are no significant traces of mold, respectively humidity.
Any explanation for the reason?

Apartment layout and views are nice, but really wonder, if it would re-appear.

I get obvious cracks around cupboard doors - not Joyful Mansion though - and these appear as early as two years after renovation.  I'd guess it's probably a perennial HK problem rather than specific to Joyful.

Nice to see some people still on this forum. I check in once in a while now, thought it was completely dead.

We also have problem with the door peeling (looks like whoever painted just did it on top of old paint, can see several layers that look like several paint jobs underneath).

Wish someone with a professional background in renovation could explain about it.

All I can guess is that maybe due to poor preparation and paint job. My impression is in Hong Kong, workers tend to cut corners. They don't do things properly (have low standards).

Paint on the door should be completely stripped, door sanded down, primed and use a good paint or just vanish it as natural wood instead.

Could just be the weather. Who knows. Last place we lived in didn't have that problem.

Hi garmato,

I thought what the OP was referring to was cracks around the door frame, rather than shoddy workmanship to the door itself.

I had a very good paint job and the doors are fine.  Prepared to share the name of the contractor if anyone is interested.

I checked in just to see if there was any life here. Nice to see Ger and Garmato still here!

I lived in Joyful Mansion for 4 years. What you describe seems normal enough...Not sure of the science exactly, but there is expansion and contraction from season to season.

HK1980, good theory. I read another reason was simply "too much moisture".

Interesting, garmato.  I have always thought of them as dry-weather cracks.

It's hello and goodbye, HK1980.  I am here mainly to sell things.  In a month's time I shall be gone.  A last gasp, as Poka says, but I'll have the odd peek from afar.

It's back to the UK, HK1980, which after 36 years will be  a foreign country.  I've had two other [aborted] attempts in the past.  Who knows, maybe next time they won't let me back in Wink   As Donald Trump is fond of saying, let's see what happens.

I often think of Trish and her commonsense posts.  There's a lot I will miss but one of those things isn't prams on buses.  Now, let's see if that gets everyone going again Grin

garmato - I've been back to UK every year for the last five years.  Before that, there were long gaps, one of nine years.

Many people seem to be leaving.  Maybe starting a new thread about their reasons might revive the Forum.  Or even a poll.  What do you think?

All buildings will have some cracks as this is due to settlement of the building, it does not matter how good the workmanship is, there will be cracks. Just get some good filler, best to buy on line and fill the cracks, then sand them down with sand paper and paint with a good paint, Dulux is the best. This will hid cracks for a long time and does not cost much to do.

Ger, sad to know you’re leaving DB & HK (probably already left by the time I reply this post) though we met. Also came for a peep once in a while and found this forum is even deadlier then the time when I dropped out. Wish you all the best in UK. This forum used to be flooded with pointless arguments which drove me away. Nevertheless Ger and HK1989 had always been the sensible regulars whom I appreciate much.

Hello 6ix.  Apologies for delay in responding.  You are right that I have already left and only occasionally dip into the Forum - usually to find it empty.

Thanks for your kind words.  As with any big move there are pluses and minuses but Yorkshire is okay so far.  I have joined a swimming pool attached to local hotel five mins walk from home.  Generally enjoying the fresh air of the countryside while exchanging cockroaches for spiders in the bath.  As for my survival prospects of UK winter, ask me again in February!

I miss chatting with my old Forum pals - you, HK1980, garmato - and if any of you are reading this, I send my best wishes and hopes for your safety in a turbulent Hong Kong.
